In this competitive real estate market, it can be hard to stand out among other buyers, but with a pen and paper (or word processor) you can set yourself apart by writing home sellers a love letter.  Yes, that’s right a love letter.

Love letters can make a huge difference if you are in a bidding war, at a standstill with negotiations or just want to express to sellers why you are the perfect buyer for their home.   A love letter is all about how much you love their home, how you will use it and care for it in the future.   Here are a few tips on how to write a love letter!

Keep your  letter short and sweet.  Sellers will enjoy reading about your love and admiration for their home but won’t want to read a novel.

Point out a handful of your favorite features and relate it back to your life.    “The beautifully landscaped backyard will be the perfect place to relax on warm summer evenings” or “the pink bedroom will be the perfect nursery for our baby on the way.”  Give the sellers a little glimpse into your life, and how their home makes you feel.  Sellers often have a sentimental connection to certain rooms or features and letting them know you appreciate them will help make the selling process a bit easier.

Don’t reveal any updates, renovations, or flaws that you may want to fix.  This could potentially deter sellers, so only point out the positives.

Let the seller know you appreciate their time and for allowing you to check out their digs.  Be sure the signature line is not too formal, and be sure to thank them.  Statements like “Thank you for taking the time to read this,” or “We appreciate your consideration” are a great way to close your love letter.

But more than anything, be genuine.  Write from your heart and let the sellers know their home will be in great hands!
